MRS BESTS HOLIDAY COTTAGE ACCESS STATEMENT

The Approach
Mrs Bests Holiday Cottage is situated 200m down a private shingle drive off a public road. There is a flood light that comes on from a motion sensor when activated during the night.

Entrance to the house is through a gate into the cottage’s patio. There are lights to assist access during night time entrance for both the patio and main entrance.

The Main Entrance
The main entrance to the cottage is through a stable door from the patio into the kitchen. The door is 840mm wide and has a glass pain within it – is painted dark green and has a dolphin knocker which assists closing on leaving the property.

Internal circulation
The kitchen has a large oak table that seats 8; a fridge freezer, a dishwasher and electric cooker. It has the original hard blue lias floor, which may be uneven in some places. The fitted kitchen units are at 900 height and have a granite work surface. The kitchen is the central point of the house, from here there is access to either the sitting room or the ground floor hallway and staircase and back door to cottage.

From the sitting room there is direct access to the downstairs additional bedroom which has two single beds (one most appropriate for a child).

The ground floor hallway gives access the downstairs wc and shower room, together with the washing machine cupboard as well as the stairs to the upstairs. The ground floor hallway has the original hard sandstone and blue lias floor which is uneven in some places.

Upstairs the hallway leads to the three double bedrooms and two bathrooms. There is a small step in the hallway when entering the two front bedrooms. Two of the bedrooms house double beds and the third has twin beds.

There is a master bathroom with a roll top bath, wash hand basin and wc as well as a locked cupboard that houses the hot water tank and heating controls. The second bathroom housing a standard bath with a shower over with a shower screen, a wash hand basin and wc.

The cottage throughout is painted in light neutral colours and has good natural day light throughout.
